DC vs. Maryland: Knowing the Difference
ADU regulations differ significantly between the District of Columbia and Maryland's various jurisdictions, and they continue to evolve. In DC, ADUs are permitted as a matter of right in many residential zones, subject to lot-area, owner-occupancy, and parking requirements established under the Zoning Regulations of 2016 and subsequent amendments. In Maryland, regulations vary by county — Montgomery County, Prince George's County, and Howard County each maintain their own ADU and accessory-apartment frameworks.

We confirm whether a basement apartment is permitted as-of-right or requires a special exception, what setbacks and egress dimensions apply, and what the permit pathway looks like. Zoning & Permit Research
Before design begins, we research the zoning rules that apply to your address and confirm what is permitted. Where the project is complex, we engage Shelton Group CS for permit expediting. For ADUs requiring special exception or BZA review, we coordinate with land-use counsel.
Design
We engage D3 Architecture for the architectural set, A&A Structures for any structural work such as egress cuts, beam pockets, and post relocations, and AEK Engineering for MEP design. Drawings are coordinated before they are submitted for permit.
Construction
Yodie Narain leads construction. Typical basement-finishing projects run six to ten weeks; full ADU build-outs run twelve to twenty weeks depending on scope and inspection cadence.
Final Inspection & Turnover
We coordinate every required inspection — framing, insulation, MEP rough, MEP final, building final, and certificate of occupancy where applicable. You receive a complete turnover package: as-built drawings, MEP equipment manuals, and warranty documentation.
